How much stamp duty is due on a home in each Indian state?
Stamp duty and registration on a ₹1 crore home in India cost anywhere from ₹5.9 lakh in Gujarat to ₹11 lakh in Tamil Nadu, across the 11 states and areas we cover. That's a gap of ₹5.1 lakh on the same price. On a ₹50 lakh home the range is ₹2.95 lakh to ₹5.5 lakh.
In the big cities, a ₹1 crore flat costs ₹6.3 lakh to register in Mumbai, ₹7 lakh in Delhi and ₹7.6 lakh in Bengaluru, for a male buyer.
How we worked out these numbers
We ran the stamp duty calculator on this site for every state and area it covers, at ₹50 lakh and ₹1 crore, once for a male buyer and once for a woman buying alone. The calculator adds up three things:
- Stamp duty, at the state's rate, or its slab rate where the rate depends on the price
- The registration fee paid to the sub-registrar, including any cap the state sets
- Any extra cess, surcharge or transfer duty the state adds on top
Every state charges these on the higher of the price in your agreement and the government's own value for the property, called the ready reckoner rate, circle rate or guidance value depending on where you are. If your agreed price is below that value, you pay on the government figure. We've assumed the two are the same.
Stamp duty is set by each state, and the calculator only holds the 11 states and areas below. Other states aren't shown because the engine doesn't have their rates.

Only 1 of the 11 rate sets, Delhi's, was confirmed directly on a state government page. We could not confirm the rest on the state portals themselves, so they were checked against several independent published sources instead. Treat them as good estimates, and confirm with your sub-registrar before you budget to the rupee.
Why Tamil Nadu costs the most
Tamil Nadu's stamp duty is in line with other states, but its registration fee is unusually high. On a ₹1 crore home the registration fee alone is ₹4,00,000, which takes the total to ₹11 lakh. Most other states charge a much smaller registration fee, and Mumbai caps it at ₹30,000.
The ₹50 lakh home
On a ₹50 lakh home the order is almost the same, because most states charge a flat percentage.
The exceptions are states with price slabs. Karnataka charges a lower rate on cheaper homes, but a ₹50 lakh home is already in its top slab, so Bengaluru comes to ₹3.8 lakh. On top of the duty, Karnataka adds a cess and surcharge worked out on the duty itself, ₹60,000 on a ₹1 crore home. West Bengal's urban rate steps up only above ₹1 crore, so both of our prices pay the lower rate there: ₹3.5 lakh and ₹7 lakh.
Mumbai vs Pune: the local body tax
Within Maharashtra, where you buy changes the bill. Mumbai's total on ₹1 crore is ₹6.3 lakh. Pune and the other municipal corporation cities add a local body tax, which takes it to ₹7.3 lakh. Mumbai also caps the registration fee at ₹30,000, which helps more the pricier the home.
Do women pay less stamp duty?
In some states. A woman buying alone pays less on a ₹1 crore home in Mumbai, Pune and other Maharashtra cities, Delhi, Uttar Pradesh and Gujarat.
- Delhi has the biggest concession: a woman buying alone pays ₹5 lakh on ₹1 crore, saving ₹2,00,000. Joint male and female buyers get a smaller reduction.
- Mumbai and the rest of Maharashtra take one percentage point off stamp duty for a sole woman buyer, so the Mumbai total falls to ₹5.3 lakh.
- Gujarat waives the registration fee for a woman buying alone, bringing the total to ₹4.9 lakh.
- Uttar Pradesh has announced a concession for women on homes up to ₹1 crore, which the calculator applies. Whether it has been formally notified couldn't be confirmed, so check before relying on it.
Tamil Nadu's concession only covers low-value homes, so it doesn't change either of our prices. Karnataka, West Bengal and Telangana have no gender-based concession.
What the calculator leaves out
- Guidance value above the price. If the government's value for your property is higher than what you're paying, duty is charged on the higher figure.
- Rural and peri-urban rates in most states, except where the table shows them separately.
- Small fixed charges such as scanning, pasting and document fees.
- GST. An under-construction flat bought from a builder also carries GST, which isn't part of stamp duty.
- Rate changes. States revise stamp duty, cesses and guidance values often. The rates here were checked in August 2026.
Getting your own figure
Open the stamp duty calculator, choose your state and area, enter the property value and pick the buyer type. If you're taking a loan, the home loan tax benefit calculator shows what the interest and principal deductions are worth, and the municipal property tax calculator estimates the yearly tax that comes after you move in.
